  COLWYN BAY REGENERATION PLANS

A REVOLUTIONARY masterplan has been drawn up to bring about the rebirth and regeneration of a “rundown” resort.

Concept plans for Colwyn Bay unveiled to councillors yesterday included a new town centre, multi-sports village and a revamped railway station.

The vision, which was received with massive enthusiasm by councillors yesterday, also includes a revamped pier and an iconic town centre landmark building.

The plans form a framework for development over the next 15 years and were supported by Conwy County Council’s scrutiny committee after the presentation by consultants DPP Shape, Keppie Massie and Arc4.

They will now go out to public consultation before it’s hoped public sector funding will spur private companies to invest.

Colwyn Bay already has access to around £30 million of Assembly money after being designated a strategic regeneration area.  The master plan was enthusiastically received and approved by Scrutiny Committee.

Liverpool ONE smiles with office letting

Acting on behalf of Grosvenor, Knight Frank and Keppie Massie have signed up Liverpool Orthodontic Centre to Russell Building in the heart of Liverpool ONE in the city centre.

The Centre, which specialises in cosmetic and NHS orthodontic services, has taken the fifth and sixth floors, measuring 590.5 sq m (6,356 sq ft) on a new ten-year lease.

The Professional Liverpool 'Cannes Do' Event raises £5,000 for MENCAP.

No.1 Tithebarn was host to the Professional Liverpool’s 2010 Liverpool ‘Cannes Do’.  This years event was held on the recently refurbished first floor (19,500 sq ft).

As ever the annual event was a relaxed and informal afternoon of food, drink and entertainment, which included entertainment by comedian Peter Edge and an irreverent look back at the Liverpool property scene in 2009.

Stuart Keppie, Partner at Keppie Massie and Head of the Property Group of Professional Liverpool commented, "This is the 6th Cannes Do event and the first under the Professional Liverpool banner.  We are delighted that, even in the current economic climate, this is the biggest ever turnout with over 400 guests which is around 40% up on the 2009 event."

The event was a huge success and managed to raise £5,000 for the chosen charity, MENCAP who work with people with learning difficulties and their families.

Rights and Humanity moves HQ to Royal Liver Building

Rights and Humanity, an international charity with Cherie Blair as its patron, has opened a 10,100 sq ft office in one of Liverpool's finest office buildings.

The charity was founded in 1986 by barrister Julia Häusermann and now works in 54 countries. Rights and Humanity has an office in Ipswich which will remain open although Liverpool will become its main office.

A large part of the organisation's new office, on the first floor of the Royal Liver Building, will be taken up by conference rooms.

Rights and Humanity were advised by Stuart Keppie, Partner at Keppie Massie.

Deals, Deals, Deals - More stock required

Due to the successes described below, the agency department is in need of more accommodation to market and all enquiries from developers, landlords and occupiers are sought, particularly in the industrial sector.

1) Eddisons & Insolvency

Acting as joint agents with Eddisons’ Leeds and Manchester offices, Keppie Massie has recently completed two distressed situation transactions in respect of opportunities in Liverpool.

The former mill building and land situated on Great Crosshall Street on the fringe of the City Centre was sold off an asking price of £500,000 with the benefit of a planning consent for the conversion of the existing property to create 9 apartments and a new build of 41 apartments with ancillary commercial units and on site car parking.

Block A on the Bridge Industrial Estate in Speke extends to 18,675 sq ft and was also marketed at £500,000. The sale was recently completed to a local owner occupier

2) The Investment Centre, Stanley Road, Bootle

Having only been appointed in March 2009 by the South Sefton Development Trust, Keppie Massie has now completed two leasehold transactions in testing market conditions to both New Directions and Arvato totalling some 2,942 sq ft. A further significant letting is close to completion with further news to follow in due course.

The ultra modern building in the centre of Bootle was completed approximately 18 months ago and the vacant accommodation is being taken up at an encouraging rate.

In addition to traditional offices from 920 sq ft, the property also provides incubator accommodation from single work stations to 1 and 2 person offices on flexible terms with the added benefit of on site car parking.

3) Widnes Regeneration and Re-branding

Acting as a sub-consultant to Manchester based planning consultants, Urbed, Keppie Massie has provided advice to Halton Borough Council in respect of the Victoria Road Regeneration Area and the commission relating to concepts associated with the re-branding of the Town Centre.

Both pieces of work have been completed with the Local Authority now looking to adopt a number of the ideas put forward by the consultant team.

4) Brasenose Road, Larch Lea & Gillmoss

With a total of approximately 70 individual units across the three estates,  ranging from circa 1,500 sq ft, Keppie Massie is delighted to announce that the take up rate of the industrial accommodation has significantly increased over recent months.

Larch Lea is fully let although one or two units will return to the market in the next month or so and only two units remain fully available at Brasenose Road. Gillmoss is also enjoying increased transactional activity and interest, with the success largely due to the flexible nature of the landlord, St Modwen Developments.

5) Wellington Employment Park

All three phases of the Langtree scheme in North Liverpool have proven a great success with only one unit remaining available out of the 20 newly constructed industrial units.

Keppie Massie builds valuation team

Independent surveyor Keppie Massie has appointed Peter Eustance and Steve Lang to its valuation department.

Eustance was made redundant by CB Richard Ellis in September last year and will head up valuation at Keppie Massie, whose founders were both at Richard Ellis prior to setting up on their own in 1999. Eustance is based in the Liverpool head office and started work earlier this month.

Lang joined from Christopher Rodgers this month and is based in the firm's Manchester office.

Keppie Massie's valuation clients include banks, regeneration bodies, local authorities and property companies. The firm employs 36 staff.

Eustance said: " I saw this is an excellent opportunity to develop the valuation department of a renowned and established practice which has a great track record across the North West region."

Peter Eustance joins Keppie Massie as Head of Valuation

Peter Eustance joined Keppie Massie in January 2010 to head the Valuation Department. Peter was previously Director in charge of Valuation in CB Richard Ellis Liverpool Office where he developed business in the secured lending and portfolio valuation sectors. Prior to this he had dealt with a range of General practice and Rating work having joined the Birmingham office of Richard Ellis in 1994.

Peter has joined with the principal focus to further develop the Valuation Department at Keppie Massie based upon his connections within the Bank lending sector.  His principal banking clients include HSBC Bank plc, Barclays Bank Plc, Royal Bank of Scotland, Yorkshire Bank and Bank of Ireland. His expertise covers all types of investment and development properties with particular expertise in Development appraisals.

Peter has a strong network of contacts and clients within the Liverpool market and in addition to the property lending market has acted for other practice clients including Downing and Villagate. Previously he acted for Royal Liver Group with the valuation of the UK portfolio.

Foxhall development sites to be released

Blackpool Council has appointed DPP Shape and Keppie Massie to help write a Foxhall Area Action Plan for the rundown part of the town centre.

The framework will suggest sites for redevelopment and schedule their release to market as part of a 15-year strategy to support regeneration in this area of the resort.

Foxhall is located south of Blackpool Tower with a Promenade frontage and is one of the oldest areas of the town. It was originally developed as a resort neighbourhood accommodating Blackpool's visitors within a vibrant tourist "village". However, the area's hotels and guest houses have gradually diminished, leaving behind run down residential streets and low-quality tourist uses.

Liverpool's largest office letting lands at The Capital

Liverpool landlord Downing has completed one of the city's largest ever commercial office lettings.

The UK Border Agency is consolidating its six Liverpool offices into 220,000 sq ft at Downing's Capital building, taking a 15-year lease.  The agency, one of Liverpool's largest employers, will take 2,000 staff from six locations across the city under one roof as part of the government's efficiency drive on property costs.

  Big boost for Southport Business Park

Sefton Council has appointed Berkeley James as preferred development partner for two new office units at Southport Business Park.

The business park, situated on Wight Moss Way in Kew, Southport, has Royal Mail, and Experian occupying offices.

The two new buildings will be three storeys high and 30,000 sq ft in size, and will provide approximately 10,000 sq ft per floor of Grade A standard accommodation.

Tony Byrne, director of Berkeley James, said: "Despite the current economic climate, we recognise the huge development potential for this site. There is very little commercial property of this specification available in this area and we have already received a high level of interest from potential tenants.

"Southport is enjoying an ongoing resurgence as a town in terms of residential, commercial and leisure opportunities.   Langtree makes another Connection

Langtree has announced a further deal for its self-contained offices at Connect Business Village in north Liverpool.
